Halting outsiders from maintaining individual plots, COI and observance of CCD

Providing outstanding amazing values through process clarity and improvement

There is a growing trend among the top management and the board to follow the example of Forest Lake in stopping/discontinuing intensive care maintenance by outsiders by 2026 for the following reasons:

1.  It becomes difficult to maintain the park and will be difficult and expensive comes the implementation of the Perpetual Care Fund due to varying heights of plots obstructions and the like;

2.  We do not benefit from the community work by the outside contractors

3.  By imposing community work, it may appear as violation of human rights of independent contractors

4.  It becomes a source of graft and corruption and difficulties in observance of our system and ccd.  There are allegations

       1  of officer and contractor in cahoots;
       2.  business within the business of selling grass
       3  PHP being thrown at the officers and office staff

5.   A violation of the provision of the DoAs on the foregoing

It may be small time but its graft and corruption nevertheless and every body is crying in high heavess vs DPWH and Discaya.  And now we tolerate this amongst us

We may resort to the following:

     1.  We enter into agreement with individual buyers wanting special care, we put the contractors
           into agreement to do the business or accreditation upon the choice of the customers

         P500.00 with customers,        P350 with contractors.

       2.  We provide ID and uniform to the contractors.  We supervise them

       3.  We observe our correct procedures.  Flat plots, no uneveneness or borders to facilitate
              maintenance, lawn mowing

      4.  Audit grass purchase vs the actual usage vs probable usage on the plots of the lot owners with
           contracts with the " mainteners"  We suspect huge losses with grass purchase

        3.  We observe CCD and terminate violators.
