Action for unlubricated/not changed oil tractors, TPM guidelines must do to preserve assets for production

Providing outstanding amazing values through process clarity and improvement

SUBJECT;  WHAT TO DO WITH TRACTORS THAT HAVE NOT BEEN OIL CHANGED FOR THE LAST THREE YEARS AND TPM

Some principles:

1.  Tanging yaman -  ano ang mga bagay na iimportante sa hanapbuhay?  Paaano ito maipapakita?

2   Love what you do -  Ika ni Steve Jobs.   Paano maipapakita.   Mahalin ang gamit
na nagdadala ng revenue sa opisina at kumpanya

3. Being God's steward. !!!

Goal:    1.   To preserve assets and save on cap ex
             2.   To continue making work efficient and fast
             3.    To show and ensure  love of work and company
             4.    To ensure that when we mechanize iie, acquire excavator and new DT for
interment, they last for life of loan (at least 3 years) and achieve ROI

Reality:  1.  Tractors at Pangasinan were found out to be unlubricated since acquisition OR 3 YEARS AGO SINCE                        ITS ACQUISITION
              2.  The oil of the tractor is dark black, sooty is sludge like alll ready, and is inviting major engine seizure or                        catastrophy>
             3.  The tractor cost us P200,000 on the average, and which is not cheap, especially if you add cost of                               freight in Iloilo and Calapan
             4.  The tractor is a workhorse of the interment operation and maintenance.  Why is this not being attended                      to?
             5.  The GT of Pangasinan allege that they made the request for lubricating oil and nothing has happened:                       either at SBU's desk or at Grove????!
             6.  Reactive vs preventive maintenance:

                Reactive:    repair pag nasira na.

Preventive:   Do the necessary things in anticipation of a breakdown involving
machine operations prior to breakdown, calculating the                                                                                                 estimated   life span:of equipment

Oil -  loss of viscosity every 5,000 km or 3 mos whichever comes first
                Fan belt -   yearly
Oil filter -   every oil change
                Fuel filter-   every six months
Air cleaner   every change oil for cleaning, every year change/replace

What to do no next, action plan:

1.   Have the tractors at Panga and  HAMP oil changed.    Facilitate PO, purchase and oil change itself

    1.  Demand accountability,, NTE from the boss and GT in charge

2.  Establish a TPM culture and system

    1.  Enroll the GT in charge in an ownership of the procedure:   via the MR.   MR
for new equipment.   So with the CMO and Accounting at Grove

    2.  Communication education and training -  CIRCULATE THIS MEMO AND OTHER
         TPM lubrication procedures

    3.  Post TPM  schedule at warehouse or parking site of tractors

    4.  Laminate the TPM schedules (there would be three:  daily quarterly and annual

    5.  JUS is in charge of this system and would call up quarterly or annually

   6.   Make this an important priority in your work, if it comes across your desk
The purchases occur only once every 3 mos, or at most

   7.   Rewards and punishment:    CCD like suspension for failure to observe this task
Say P2,000 reward annually for accomplishing at least 90% of the TPM schedule
P5,000 for the topnotcher +  Certificate of Achievement

  3.  TPM schedule

Please print (HAMP) in box form that can be laminated and placed in a plstic
jacket that can be placed in the tractor or brush cutter

-x-x-x-x-x-x-x-x-x-x-x
     1.  Daily.    (Only the blow bagets in the maintenance card)
Check and correct levels and pressure before starting work

Battery  -  check tightness of terminals, remove corrosion (spray WD 40) or
pour water on the corroded terminal.  Check level of charging

Lights -    check if lights function:  stop, parking, fog, headlight.   Replace fuse
or bulbs when needed;  check for ground using ground tester

Oil  -   check for  oil level  (should not be below minimum, and color and smell
Color -   should be lightly transparent and brown colored.  No no to black
                    Viscous non flowing oil

Water -  not actually water but coolant.  Place 100% coolant for cars and tractors
maybe P300.00/leter, Approx 5 liters per radiator.  No no to water
especially tap water in Oton Calapan and Pangasinan.  They are corrosive
and will damage the water jackets inside the engine and cause breakage
of cylinder head gasket -  a major overhaul job, even if just top job

Battery -   how old is the battery,, check for electrolyte level;   plates should not
be exposed.  Check if there is a battery holder that secures the battery
at the engine bay.    Rattling batteries die early, the paste on the plates
loosening and contributing to loss of holding power of the battery

Air   -       for this you need a gauge and even a foot pump (about P400) to ensure
the air pressure is at least 30 psi.  Regular pressure  is 35 psi,.

Check also air cleaner.  If you cant see through the air cleaner, it needs:
                     1.  high pressure air flow (do this at gasoline station to blow away dust
of air cleaner, and or replace @ 20,000 km (yearly)   blowing dust away
                     every oil change

                     Dirty air cleaner causes
                    1.  Diminished engine performance  both in HP and torgue   That means
the car/unit uses more fuel but with diminished performance.   The dirt also
causes early blowby and engine knock:  the dust creates a rubbing paste
that causes increased tolerance in cylinder walls and piston rings

     Gas -       or diesel.
                    1.  Check for level .   1/2 should be the empty of tank.    Less than 1/2
causes:     1.  Air to enter into the system and cause stalling when air
gets trapped in fuel lines or injector.   2.  Sludge and dirt that settles into the
lower part of the tank to enter into the system causing clogs and blockages and malfunctions

                   1.  Check the fuel filter for too much dirt in the can;
                   2.  If water retention lights at the dashboard, drain the water at the bottom
                        of fuel filter
                   3.  Replace element every year and the whole canister every two years

Engine -   1.  Listen for unusual noises:   knocks, roughness etc because they can
spell trouble.   Have mechanics diagnose the problem before prolonged
                         use

                    2.  The engine external  should be clean.  Dirty engine means poor
maintenance.  A well cleaned engine can show problems before they
get binger -  leaks cracks which are not visible when engine  is dirty
or loose wires connector to sensor.

Tires       - aside from inflation pressure check

                   1. Tread should not be less than 1mm in depth; buy a new one if
                       less than 1mm

                   2.  Check for nut tightness;  they can be loose and the tires my fly away
loose - and ugly injuries may result

                   3.  Check for cracks and exposed carcass due to hard braking -  replace
                        tires

                  4.  Check for dents, dings, cracks in the rim that could have been caused by   deep rut or riding up a                               curb  and gutter. high speed bump etc which can     cause air in the tires to leak slowly and cause                               flats

Self      1. Did you drink more than 1 glass of alcoholic drink?
                2.  Are you well rested?   Did you sleep well last night
                3.  Are you worrying about a family or personal problmes
                4.  Do you have medical conditions that prevent you form driving well?
                          1.  Headaches
                          2.  HBP
                          3.  Dementia or Alzheirmer
                          4.  Slower reflexes/response
                          5.  Color blindness

(Ms. Rheane and/or Ms. Bandong)  only words blowbagets in the TPM Card

    2.  Quarterly and Annually

    1.  Maintain a  logbook for  must contain the following entires:

        1.  Usage

Driver     Date            Purpose                               Passenger                                      Km Travel      End odo           Start Odo                    Fuel used         Liters               Price    at Station
