Report on travel to La Union with Project Officer Luis Sanchez Jr to La Union

This report is in compliance with SOP on making reports after a travel, under a travel authorization









1.  Travel timelines:

    1   Started from Grove at 2:15 am, took grab to Partas, but was delayed due to
         traffic accident in front of Corinthian at EDSA
    2.  Was at Partas at 3:00 am and bus departed on time
    3.  Was at Bauang by 8:am.   (not 7 as projected) but arrived 9:30 at the site
    4.  Had meeting with staff until 11:30
    5.  Visited DHSUD at 1:30, returned to city hall at 2:00.   
    6.  Left for Cubao by 4:00 pm, arrived Cubao 9:00 was home at 10:45

       1.  P8.6 rpt at  City Treasurer
       2. Penalty at city hall for unpaid mayors permit

3.  Details

1.  Site improvements discussed upon arrival at site with Cristina

     To be noticed and to contribute to being exceptional at San Fernando LU

    ENTRANCE

    1.  Raised bold 3 d letters of 1.3 meters with back light (green) on both wings of
         of entrance  3-5 meters  long  2 meters tall

    2.  Strip lights for the arch  (green)

    3.  Tunnel lights (a a tiendesitas) at end of row   6- 8 sets.  Ther are all ready poles
         ready to take on the arch dome 

    4.   10 -  14 flag;ets  after the entrance arch before the tunnel lamps

         of trash (at least the ROW)

Discussion/details

1.  Prayer Psalm 23.  A prayer for prosperity peace and Gods guidance.  of plenty

     The Lord is in charge of us.  He shepherds all of us and therefore expect prosperity.  We will be provided but we will have to work hard.   So no mention of wala, or no
     results.  He will provide (is providential even in the most difficult times)

     He will provide peace and contentment for all of us, especially when we are grateful.   

     He will make us all prosperous.  

     Pundits say pray this 7x a day and you will be wealthy

    1. What Schulz did for Starbucks when sales declined

      Howard Sculz, the founder retired then returned when sales were diving did the following:

        1.  Closed the entire Starbucks kingdom for an entire day
        2.  Retrained the baristas
        3.  Repaired the run down stores
        4.  Revived what differentiated Starbucks from other coffee shops -  the homey, different ambiance peace for coffee drinkers copied from Italian coffee shops

        TOP DOWN APPROACH IS THE ONLY THING THAT WORKS FOR MOST BUSINESSES.  Do we expect the rest of work force to care for the company?  Its only their   salaries?

    2.  Continue hiring
         The more the merrier
        1.  Hire an accounting
        2.  1 more GT, (driver operator of excavator)
        3.  Cristina due to circumstances will help recruit staff for Malasiqui:   1  branch head, 2 css (1 and 2) one accounting
        THY WILL BE DONE


    3.  Use of excavators in interment

       1.  We started this at HAMP; we bought a PC 30 excavator, and DT FAW truck for excavation to speed up digging and save labor, and make job easier for diggers
            Their PC 30 is equipped with a breaker  Right now, it easy for the interment crew at HAMP, we are saving some cash (to return to the huge cap ex)

      2.  We all ready made reservation for a PC 40, and another FAW DT amounting to about P1.720  million to  be financed 70%  by Majorem Lending  (P1,204M)
           It was initiailly planned for HGGMP.  Several attempts were made to see the seriousness and commitment of the senior head:  Ms. Marjobie, but there was no response.
           Lack of interest or commitment?
           There were other options    To offer this to MM, or other suppliers/contractors offering ground maintenance

           For us the option is why not offer this to LU? We wrote a letter to LUMP too (Ms. Cristina said she sent a Gmail all ready - was searching)

           After discussion we decided  to book this for LUMP.  Lump must detail:
                1  Who will sign the MR  -  Jojo
                2.  Who will operate?
                3.  Ano sistema   (basahin ang admin plan)
               4.  TPM of the excavator

           
    4.  Robotics, rider type lawn mower, 

            1.  We will stop the outsider ground maintenance
            2.  We will advise the customer
           3.  We will spend for the levelling of bako2 bakong plots
           4.   2x a month lawn mowing by robotic lawn mower or rider type
    
5.  Benchmarking San Juan resorts

         Magaganda resort sa SJ being a surfing capital of the North.  There are multi million resort projects going up.  SJ is besieged by tourist.  Can we not do the same for the park
         It is a lasting legacy if we prop up COBS make LUMP exceptional

         We all ready listed down items to make LUMP noticeable

3.  Pending matters penalties

       They computed for the amount.  We will pay but not the penalty.  Appeal to City Treasurer Luna

        The assesor's computation is still at P18M, but latest report said it should be P8.6.   Cash or installment.    If cash can we pay?  Do we need to borrow from
         Majorem?   How about Mr. Crisologo?.  This is his property

        For 1 and 2, Cristina will follow up.  LSJ will return on Wednesday

    3.  Penalty at DHSUD for columbarium no LTS

        No longer appealable since this is executory.  No installments allowed.  But can we offer Payment in Kind say Memorial Park plots.  Chief Pantanao will find out from Legal.
