            Senior people disobey and promote chaos and a certain senior person
            go on leave when given assignment and have counteless absences
            in 2025;    A trainee in Calapan even echanged barbs for being 
            questioned in their 0 performance

            If she must stay stay humble and apologize for misconduct

       3  Lack of passion commitment and sense of gratitude.   One sided

Ayala land, one of the oldest and biggest is facing tough challenges as mirrored by its
P19.00 only stock prices ONE OF THE LOWEST PRICE  in its history  used ot trade at P35.00

 and faces a lot challenges:  

     1,  Huge debt  (high interest expense)
     2. Declining sales
     3.  Unsold inventories (one of the huge inventories)

as they and us face huge challenges form Macro environment.   Their management is one of the best in the country

We face the same challenges

Re: Key points on matters discussed with Ms. Sharifa, Ms CCS last April 17 at San Carlos Office 1000 am

1. May 50+ varieties of rare and imported bougainvilleas at Morong at the moment. We can propagate for other sbus. Currently testing grafting methods on rootstocks. 

2. Had meeting with Mr. PU San Miguel from Phil Native Trees org of Morong -- will coordinate with him in purchasing salimbobog trees
-- need to plan where to plant these trees because roots can become a problem when the trees grow big

3. Fire tree - morong can supply these to SBUs

4.  Clarification of job descriptions;   maintaining unity and growth at SCC

    At SCC, after an initial questioning the current job descriptions are:     Sharifa -   CSS,     Samantha  -   CSS,   Marivic   -  CA,      Aubrey  CSS
    At this point this post threw the writing material at a chair because of disgust because Ms. Marivic was in the presence of CSS of La Union who coordinates  SCC,  was appointed SFC

             Proper appointments:

                    SFC -            Marivic
                    CSS 1           Samantha
                    CSS2             Aubrey
                    Cash Asst -    Ms Sharifa

           There are allegations of misconduct by other trainees   It is suggested that an incident report be made supported by videos, pictures docs so that the erring parties will be properly disciplined
           If there are no evidences and are simply  allegations or feelings, please forget them and concentrate with the goals on hand.   AND OBEY.   There is no place for those who think as subordinates
           they are superior and can not obey Main Office Officers.

5.  SFC responsibility AP

8.  CO DOS, Certificate of Full Payment

   There is a floating communications regarding PPA, DOS, PPA with a PO and request for dp that awaits our approval to address the need for issuance of CO DOS  PPA under threat of legal
    action from DHSUD.  In the meantime there is a provision for issuance of temporary CERTIFICATE OF FULL PAYMENT that can be issued.  Ir was understood, that many sbus having failed
    to read this have not looked into this and the requirement to submit a list of those who urgently need COFP have not complied .!!!!

   Action required: submit a copy of this post to the list!!!.  AND LAY OUT OF COFP

9   Luis re buildable at SCC and Malasiqui

     Kindly follow up Engr  Fort re things we have talked about:

     1,  Progress at Malasiqui:   roads backfilling, office (re temporary office we saw between SCC and Malasiqui,  Not much has changed.  EFF has not visited the site for months and even Dante has no food

      Ms.  Tina reported:

      That of the P500,000 com wrongly paid to her because of Rosher Kumar fiasco, only P250,000 has  been paid;   about the same amount is still unpaid. (not clear from  Sharifa or her report)
      She was paid P280,000 in the past that has been paid.  However its time to collect the com wrongly paid.    The com to be paid amounting to P700000+ will be insufficient to cover her
      amount owed to the company:  wrongful payment of commission.   There is a letter from lawyer ready for mailing sending covering the said demand to pay us the com back

    Ms Vinluan reported that her mother died and expects payment.   And the narrative seems to be reversed. that we owe  her rather than she owing us;  and including me in the story to which  I am
    not familiar with

SUBJECT   FOLLOW UP SOLUTION TO DELAYED ISSUANCE OF CO DOS TO CUSTOMERS


Objectives:

1.   To recover our connection and trust of customers;
2.   To help rebuild sales
3.    To conform with the law as PD 957 and EO 648 order that titles (CO DOS)

    1.   shall be issued immediately for spot cash payments
    2.   and not later than 6 mos after full payment of installment sales

    Penalty are:  
    1.  Fines of P20,000;
    2.  Imprisonment of at least 6 mos
    3.  Other sanctions that may apply to future projects (blacklisting etc)


      from 

SEC. 25. Issuance of Title. – The owner or developer shall deliver the title of the lot or unit to the buyer upon full payment of the lot or unit. No fees, except those required for the registration of the deed of sale in the Registry of Deeds, shall be collected for the issuance of such title. In the event a mortgage over the lot or unit is outstanding at the time of the issuance of the title to the buyer, the owner or developer shall redeem the mortgage or the corresponding portion thereof within six months from such issuance in order that the title over any fully paid lot or unit may be secured and delivered to the buyer in accordance herewith.


SEC. 39. Penalties. – Any person who shall violate any of the provisions of this Decree and/or any rule or regulation that may be issued pursuant to this Decree shall, upon conviction, be punished by a fine of nor more than twenty thousand (P20,000.00) pesos and/or imprisonment of not more than ten (10) years. Provided, that in the case of corporations, partnerships, cooperatives, or associations, the President, Manager or Administrator or the person who has charge of the administration of the business shall be criminally responsible for any violation of this Decree and/or the rules and regulations promulgated pursuant thereto.
       

    THESE ARE SERIOUS PENALTIES for lack of promptness in our action -  fines and imprisonment   MATAKOT TAYO.   

Reality:    (Background)

1.   We have backlogs reaching back 5 years or more;   we have faced challenges with
       irate buyers

2.  We planned  that in 2026 beginning January we will address this challenge thus we
     revised the forms and engaged printer to redesign the forms which now has
     security features in view of the  reported sbu printing illegally the forms for sale
     that did not accrue to the sbu  WE ALSO EDITED AND UPDATED THE FORMS TO
     INCLUDE LATEST CONCERN THAT CONCERNS PLOT MAINTENANCE AND 
     CONSTRUCTION 0 INTEREST PROMOS

     It is now April (4 months hence) and we are still following up.

3.   I talked to Mam Elvie and  she said the reason for lack of action on the PO and DP
      is the presencee of large number of forms at Songcuan but no one is looking for
      the forms

4.   The printer indicated that there will be price increses in view of the current price increases due to war in Iran

5.   We wonder if the instruction to LIST DOWN THE PROBLEMS IN CO DOS HAS BEEN DONE.  ???


What to do next:?  ACTION

1.   Follow up po and dp -  SOON PO SANA

2.  Isubmit copy this office THE LIST OF COMPLAINING CUSTOMERS AND OR

     8:31    absent for the whole day

     No half day in the morning;  only in the pm;.  Half day in the morning is absent

     Only whole day or half day attendance (no fractions)

3.  Dual reporting

    Reporting are from DTR and SG logbook.    DTR is basis for the payroll, SG
    logbook is for control purposes to check if staff are 100% honest and trustworthy. 

4.   1.11 which pertains to honesty in filing  DTR punishes dishonesty bY DISMISSAL

5.   Employees on JO being made to be daily workers.  They are not used ot our
      system:  uniform attendance id and we cant hope to integrate them.  They waste time
      and precious PHP being paid.

           3.  Let him work on a small company project unsupervised and paid

2.  Its a convenant, Invest in the hiree, and it goes both ways.  He/she has obligations to you.

3.  Keep your word to the hire and pay him right and on time

Maybe we do not know know or even disdain business principles of the rich like the Chinese or Jews.  But they are so rich.    In US there may be just 2% of total US population but control 30% of the wealth  At Israel, these rich fund the wars vs their neighbors.

They must be doing a lot of great things that MBA and Ivy Leagues do not know or not teaching (When I was teaching MBA, this post asked students to make report on Business and the Bible,   Money is mentioned 300+ times in the Bible.  Surely God wants us all to succeed.

Here are 7 principles mentioned by the author:

1.  Guard your reputation

     Your networth is your reputation.     
     Your reputation is the funnel where cash flow comes in
     Employ honest weight and measurement.  Be honest and truthful
     Be like the Chinese and the Jews who seal the deal with handshake
     Their words are the hardrock foundation of any deal

     Find in your business gaps where you are not keeping your word and correct this ASAP

2.  Do not muzzle your ox

    Share your earnings, your wealth with those contribute to your wealth building.  Chinese and
    Jews practice this.

    We practiced this through incentives and profit sharing.  But succeeding generations are not 
     practice these.

What if you are renting hotel at $150.00  and the competitor drops to $120.00  and he plans to drop to $110.00  The consultant stops the hotel owner. and suggests:     $180 hotel room  with free meal  worth $`100.00 (which cost only $25.00)

So you make:     $80.00  +   (100 - 25) 75  =   $155.00 much more than if you sell room at $150.00

So you keep your hotel full, and the restaurant full.  Additionally, the hotel occupants order desert or cocktail   and pay the $30.00 extra.  How many times you spend more on the free.    The free is a custom built ATM for you

Being scarce creates demand; discount tells you are commodity and that you are desperate.

The moment you discount, the more you appear desperate.  Walk away and be scarce and unavailable.
Create a waiting list.

Scarcity creates value.   Being desperate does not.  

So the jeweller instead of 70% discount was advised to close the store and allowed sales by invitation only  Thats scarcity.    (Scarcity creates value by making the product more valuable because it will be gone soon   Discover how you can create scarcity

Be better than before, than yesterday...





There are three things that you can progress through in your life:    as an operator, a maker, or a multiplier

     1.  An operator -  you follow the work rules, the job description and do what you are told;   you                 dare not venture beyond the four squares and you get your pay  8 - 5 and then you retire.                     Nothing ever changes

    If you ever one wants to go beyond himself he must ask himself:

    1.   Does this thing challenge me?

    2.  Can this affect other mans life

    3.  Can this change the world

  2.  A maker -  an inventor, an innovator.  A participant in Genesis 1:28  Somebody who goes beyond the
       four lines.    He participates in the continuing creation.  He is out to create an impact to the world.
       He realizes the impact of his life in the community and for others

  3.  A multiplier  - Somebody who is a sower and multiplies his impact to the community and the world
       This applies to a teacher, a leader, a community worker, a company CEO, an author.  An influencer.
       His value goes beyond his own community  and locality

1.  Yes, the customer judges you and your business by your cover:from:

     1.  Park appearance -  gate grounds, (no or plenty of litter or trash careless thrown 
          around

     2.  Personnel appearance -  the SG, the CSS, the receptionist,  the person who                     delivers service to him  her

         1.  Are they observing the office decorum -   id office uniform -  is there (what
             happened to last weeks discussion on uniform?)

         2.  Initial customer interaction -  was it courteous, cordial and friendly (or masungit
              hambog?  picky?)


      1.  If you put P5.00 in a machine and gives you back P100.00 will you put P5.00                   again?   Definitely yes.   If that machine is customer service, will you invest more
           definitely yes.   

           Or in ads and promo?

     2.  You cant be stingy on that initial contact, or deal.   Invest  P5.00 now and get
          P100.00 later.   No PNL on the initial deal but make one on future purchases-
          repeat sales or other merchandise.

     3.  So the free initially is a bait to get the customerr foot in:

         1.  Free haircut at Landers (to the holder of a membership card initial.  P1.00
              deal at Temu for initial purchase or Lazada), P99.00 tool box set worth P1,200
              for initial app sign up

         2.  Free coffee in coffee shop for first 50 customer for the day

         3.  First 30 minutes in a billiard free

         4.   Free rose for first 30 buyers in a flower shop

         AND THEN EARN MORE ON:

         1.  Repeat sales
         2.  LTV and referrals
         3.   Other merchandise sales

        The initial free is not a loss, it is an investment that returns 20x fold

         It may be against the math.  But what makes money for the business is sometimes
         not visible to the naked eye

       1.  IMPROVE CUSTOMER EXPERIENCE INITIALLY SO THAT HE/SHE HAS
            HAS LASTING PLEASANT EXPERIENCE MEMORY OF THE COMPANY;

This was about a car repair shop that did not have any customer.  A rich man advised the owner to offer








Free or 50% discount on dent repair....

+  free carwash;
+  free inspection
+  free windshield wiper fluid
+  absolute honesty

Earns their loyalty, the go to store (memorial park)

You always spend much on first visit of the customer  Impress him, get his feet inside your store .  Be the go to store shop for him/her.    You get money on the repeat sales.   Make it memorable.  Make him her remember you more

Just like a pastor who got his business from P20.00 xerox ad posted on windshield wiper...  He became a millionaire on the P20.00 worth of xerox advertising for his non existent repair shop but offered free and other great value

Be the store that offers great value on the first visit.  It could be a lavish merienda, or free service

Temu and Lazada offers first unbelievable deals to newbies on their apps.
