Action regarding PNL and sales

Tina/Camille

We have agreed and action must be undertaken

1. Anu ano:

    1.  Comment ng sbu regarding Jan - Feb PNL
    2.   Anu ano gagawin para tumaas PNL

2.  Consolidated summary ng PNL na nadiscuss:

      SBU           Sales       52%      Cogs                OP   ex      Net GP        Jan    Feb   Total

3.  Re Sales   16 - 21.   Ano nangyari
     The increase of sales (Sales -  Cost  = GP) has most impact on PNL

     1.  Lets record their commitment and have them submit in writing;
     2.  Lets put on their WO especially CA and CSS KRA for sales
          and we will grade them accordingly  (or collateral action)

          If really nothing really works, we have to reduce expenses and the
          non performers job will have to go.

Holy Gardens Memorial Park Group PNL January 2026

This post signed several checks for HAMP

Whatever  little gp you had in the PNL (P100+ lang. not yet sure)

would be wiped out by:

    P88,000 Mowad water bill and
    P55k +  P54K  +  P37K =  P110K  (pending - walang kopya ng SG contract?)

               Total expenses:       P198,000

   Ano gagawin ng HAMP?

             Magbenta
             Magbawas ng SG, gastos?       All is not well with Holy Gardens,, HAMP despite tremendous efforts by this post.  We need ABCD from
            everyone

Comments on abstact submission

My formal comments on the abstracts:

1.   Training and workshops -    We should exert more energy and large chunks of time in further instruction and training, workshop to see really if they understand this.
      We cant keep on correcting and criticizing wrong work  We have show them correctly how to do this

2.  Tighter supervision and monitoring:

    1.  Dapat daily ang submission ng abstract at lahat ginawa ang modules.
         Observation Some of the modules were observed to be blanks, others have spotty records of submission
    2.  WE send ccd to those who are non compliant

3.  Hiring

     We hire sfcs across the board.  We now have hired in Calapan;   how about other sbus

4.   Really  this is where uniqueness applies.

     LU has interest subject to sharing;  the sharing varies (mostly none at other sbus)

5.  There should be totals at the bottom of each module so that doing this should be easy

6.  Suggested formula format for PNL presentation

                 Gross Receipts   (module 1)

                 less    interest income
                           If
                           other non revenue items

                less 52% (ME, VAT, MCF, insurance, collection fee)   (Module 3)

               Net   cash receipts

              less:   land owners share  (varies from  50% to 40%)

               Amount for sharing

             Developers share

            Less COGS (varies according to terms of payment;   applicability varies depending on whether its cash, dp, ma -  we use the installment accounting

            Less OE  (based on CDB CAsh disbursement book  which the sbu should be keeping, which others are not)

           =   Earnings before tax and interest expense

        The format presented yesterday varied;    the numbers presented do not seem to match past experiences in the past examination of pnl

     7.  We can all do this;  you do not need to be a CPA to accomplish this correctly

          1,  What a man can do others can;
          2.  All we need is SUNNAO and willingness to learn
          3.  God is in the details is seen here
          4.  We can see areas of improvement in operations :    high amount of wages, unknown depreciation,  electricity and others.  They can be reduced
               Learn more about cost reduction
         5.  The importance of self improvement and training can be seen here

SUBJECT STATUS OF PNL PRESENTATION THIS PM

2626 what an auspicious day

1.  The making of such pnl should be easy if the parties:  SBU were doing the pnl module religiously and correctly and also  Cash Disbursement Book (CBD)  All you have to do are:

     1.  Total the pnl module

          Module one total

         Module three:

            (Total net lot collection  1
             52% VAT, MCF, insurance, collection fee ME)

           x  developers share =

             Developer share

            -  Cogs
                   computation when cash, dp
                    monthly amortization  1, 2, 3, 4, 5 years

     2.  Total the CDB
     3.  Subtract 2 from 3.

2.  But from what this post observed, such was not happening for SCC for instance as the most senior do not what what the contents of the abstracts are.

Is Number 1 clear to all.?  Do we know how to do this

Sunday, January 11, 2026

Please feel with everyone if you do not achieve targets/sell???!

This was the computation this post made for LU in case sale is only, 10.  (This happen oftens that sbu have zero sales, 1 outstanding na 10

Re: PNL understanding, thin lot GP and why there is a need for prudent and frugal operations management

On Wed, Nov 5, 2025 at 6:59 AM Jorge Saguinsin <jorge@holygardens.ph> wrote:

Hi All,

This email outlines the fundamental principles of fiscal discipline and the necessity of prudent financial management and resource conservation within our business.

1. **Basic Business Formula: Sales - Cost = Gross Profit**
Our core objective is to consistently increase sales while simultaneously reducing costs and expenses. These are the primary drivers of our business, ensuring salaries are paid and operations are sustained. Unlike government entities, we must diligently account for every peso spent, as our revenues are not guaranteed.

2. **Break-Even Analysis of a Sales Transaction**
To illustrate, let's analyze the deductions from each sales transaction:

* **Standard Deductions (52% of Transaction Value):**
* VAT: 12%
* Memorial Care Fund: 15%
* Marketing Expense: 15%
* Collection Fee: 5%
* Insurance: 5%
* **Total: 52%**

* **Joint Venture (JV) Share:**
* Ranges from 40% to 50% (potentially higher if the land was purchased).

* **Development Cost (P3,500/sqm, potentially higher at current costs):**
* Lawn: P8,750
* SSN: P35,000
* GE: P105,000

**Example Application (for a lot previously sold at P60,000 during a promotion):**

* Total Selling Price (TSP): P60,000
* Less 52% Deductions: P31,200
* **Net Gross Profit:** P28,800
* Less JV Share (e.g., 50%): P14,400
* Less Cost of Goods Sold (COGS): P8,750
* **Gross Profit (GP): P5,650**

This P5,650 represents the margin available to cover our operating expenses. In this example, the profit margin is 9.4% (P5,650 / P60,000).

    Break even computation:

            Using 5,650 as margin as base:

           Monthly OE   (Estimate

                          Telephone:                              P2,000
                          Electricity                                 10,000
                          Water                                        20,000
                          Security F                                 25,000
                          Staff salary    6 x  16                96,000
                         Executive salary                        30,000

                         Total                                          183,000

                        BE  =   183,000/5,650              32 lots

                       This means for the entire year to break even we have to have 32 x 12 =     384!!!   Our target of 100, 200, 300 are not enough to break even!

                       Thus as seen from reality/background:    wherein we had 1 sale, 10 sales,

          To address this PNL issue:

          1   We have to increase sales by:

                Increasing sales

               1.  Asking for marketing plan
               2.  Increasing TLP

                   In HGOMP our former price of P75,000 is way below the competitors P150,000  same as in HGGMP

                Reduce cost:

             1.  Make our marketing events relevant to achieve sales;    Marketing is at "AT A PROFIT"
                 One sbu spent P190,000 for Marketing Event

            2.  Keep labor costs to a minimum;

            3.  FInd the leaks the small holes where expenses are leaking

 Anyone;    please show computation on the contrary that we are making profit
                  is there a substitute for the formula -  sales- cost  =  GP,   BE  =  Total expenses/ GP plot

OTHERWISE WE SEEK ABCD FROM EVERYONE

PNL understanding, thin lot GP and why there is a need for prudent and frugal operations management

To illustrate, let's analyze the deductions from each sales transaction:

* **Standard Deductions (52% of Transaction Value):**
* VAT: 12%
* Insurance: 5%
* **Total: 52%**

* **Joint Venture (JV) Share:**
* Ranges from 40% to 50% (potentially higher if the land was purchased).

* **Development Cost (P3,500/sqm, potentially higher at current costs):**
* Lawn: P8,750
* SSN: P35,000
* GE: P105,000

**Example Application (for a lot previously sold at P60,000 during a promotion):**

* Total Selling Price (TSP): P60,000
* Less 52% Deductions: P31,200
* **Net Gross Profit:** P28,800
* Less JV Share (e.g., 50%): P14,400
* Less Cost of Goods Sold (COGS): P8,750
* **Gross Profit (GP): P5,650**

This P5,650 represents the margin available to cover our operating expenses. In this example, the profit margin is 9.4% (P5,650 / P60,000).

Break even computation:

            Using 5,650 as margin as base:

           Monthly OE   (Estimate

                          Electricity                                 10,000
                          Water                                       20,000
                          Security F                                25,000
                          Staff salary    6 x  16                96,000
                         Executive salary                       30,000
                         Gas and fuel     P5k x4             20,000

                         Total                                         203,000

                        BE  =   203,000/5,650                 35 lots

                       This means for the entire year to break even we have to have 35 x 12 =     420 !!!   Our target of 100, 200, 300 are not enough to break even!

                       Thus as seen from reality/background:    wherein we had 1 sale, 10 sales,

            2.  Keep labor costs to a minimum;

            3.  Find the leaks the small holes where expenses are leaking

he phrase "small holes sink a ship" is a proverb meaning that even seemingly insignificant problems, if ignored, can lead to major disaster. It originates from Benjamin Franklin's quote, "Beware of little expenses; a small leak will sink a great ship," which highlights how minor costs can accumulate to cause significant financial trouble. In a literal sense, while modern ships have bilge pumps to manage minor leaks, a hole, regardless of size, compromises the hull's integrity and, if large enough or in a critical location, can lead to catastrophic flooding.
